Tulumagazine.com is not the owner of the properties, therefore the Guest is subject to additional terms & conditions issued by the Hotel or Villa where the reservation is requested, confirmed or canceled.

Confirming a reservation with your payment to stay at any hotel, villa or rental property published on this website or properties reserved by guest's special request, means that you accept the terms and conditions of the reservation and the Cancellation Policy published below on this applicable contract to all reservations made on and offline through our Company, this website, via email, WhatsApp, social networks, voice call or any means of written, oral or digital communication. Confirming a reservation with your payment means you accept the terms and conditions of this contract and our Cancellation Policy below.

AS USED HEREIN, THE TERMS “YOU” AND “USER” SHALL MEAN ANY VISITOR TO THE WEBSITE.

1. Liability disclaimer:

This applies to all liability claims against Suitesbnb International Corporation, in respect of material or immaterial damage caused by the use of the information and materials on its website. All offers are informal and non-binding.

Suitesbnb International Corporation is a reservation system platform that connects the guest with the hotel with the proposal to make a reservation to stay at any property, hotel or Villa advertised at Tulumagazine.com for a certain period and a certain number of guests. We are not the property owners; therefore, we are not responsible for any changes in furniture’s or design of the photographic material and the layout of every room can change from the prototype picture advertised. We are limited to process the payment or applicable refund.

2. Reservations Policies:

Check in time is at 3:00 pm

Check out time 10:00 am

If you do not check out by 1:00 pm local time you will be charged with a full day.

No-shows will be charged as a full stay, including taxes.

A 100% payment of the total cost including taxes is required to secure your reservation.

Payments can be made with credit card (Visa, Master Card, and American Express) or Bank Wire.

Rates are in US dollars and do not include Mexico taxes (16% VAT & 3% Lodging tax).

Meals are not included.

Bank Wire Conditions:

Your deposit/wire must be done at least 15 business days prior to your arrival date.

Confirming a reservation with your payment to stay at any hotel published in our website or properties reserved by special request of the guest, means you accept the terms and conditions of our Cancellation Policy below.

3. Cancellation Policies:

If you wish to cancel a booking please let us know as far in advance as possible, upon this notice you will be given a travel credit certificate for any payments received after cancellation fees are deducted.

The cancellation fee is calculated on the total amount of your reservation.

If you cancel 61 days or more before your arrival date, there is a 50% cancellation fee and we will issue a travel credit certificate for the remaining balance of your payment towards a future reservation, valid for a year from the day of the cancellation.

If you cancel 31 to 60 days before your arrival date, there is a 60% cancellation fee, and you will receive a 40% travel credit certificate (equivalent to the payments received) towards a future reservation, valid for a year from the day of the cancellation, at one of our Website listed properties.

If you wish to cancel within 30 days before your arrival date, there is an 75% cancellation fee and you will receive a 25% travel credit certificate towards a future reservation, valid for a year from the day of the cancellation, at one of our Website listed properties.

Any other form of cancellation within 72 hours or when the guest is a no-show the day of arrival will result in a TOTAL loss of any payment received.

4. Cancellation by a Hotel or Villa:

In the event that a Hotel or a Villa cancel a booking for or under circumstances such as double booking, weather related, a property closing, or any other reason that is not under the control of Suitesbnb International Corp., we are only responsible for extending a travel credit certificate applicable towards a future reservation, for the same value as the payments received, valid for 12 MONTHS, counting from the day of the cancellation, towards another stay in any of the properties listed as Hotels or Villas in Tulumagazine.com.

If the travel credit is not used 12 months after being issued, it is lost without any further validity.

To apply for the credit: We require at least a 30-day advance reservation must be requested by the guest via email to reservations@stayoceanfront.com and it is subject to availability.

If a property cannot confirm the stay, Tulumagazine.com can assist by offering another option at the destination required.

The travel credit has no cash value.

If a portion of the credit was not used by the Guest, there is no partial refund.

Tulumagazine.com is not the owner of the properties, therefore the Guest is subject to additional terms & conditions issued by the Hotel or Villa where the reservation is requested, confirmed or canceled.

Suitesbnb International Corp and its website Tulumagazine.com is only the reservation system for the properties advertised.

The Hotels or Villas are the final providers of the lodging services to the guests, therefore Tulumagazine.com is not responsible for any total or partial refunds related to services, food, and beverage, lodging or any other services like concierge, laundry, room service and any related service regarding the stay.

Tulumagazine.com and Suitesbnb International Corporation is a hotel reservation service, we are limited to provide a travel voucher depending on the reason for the complaint or refusal of service by a Villa or Hotel.

Suitesbnb International Corporation is not responsible for the content of any external site linked to directly or indirectly from its website. For this reason, Suitesbnb International Corporation expressly distances itself from all such materials and accepts no liability. Unless Suitesbnb International Corporation has full knowledge of the illegal content and it would be technically possible and reasonable to expect it to prevent use in the case of illegal content.

6. Travel certificates and gift certificates policies for 2024:

Travel Certificates cannot be combined for a single reservation.

Travel Certificates must be applied at least 30 days prior to arrival. Reservations must be requested in writing via email to accounting@thesuitescorp.com

All reservations are subject to availability at the time of requesting a new confirmation

Blackout dates for Travel and Gift Certificates:

All certificates issued by Suitesbnb International Corp. to be applied on Tulumagazine.com are subject to the following blackout dates that cannot be used for travel:

*01 January to 08 January - New Year´s Week

*12 February to February 18 – Valentine´s Holidays Days

*14 March to 08 April - Spring Break

*08 May to 14 May – Mother´s Days Holidays

*4 July to 08 July – USA Independence Weekend

*12 September to 16 September – Mexico´s Independence Weekend

*31 October to 04 November - Day of The Dead Weekend

*27 November to 02 December - Thanksgiving Weekend

*18 December to 31 December - Christmas Holiday Season

Disputes & Jurisdiction:

MEXICO:

If you have a dispute and your dispute involves a reservation involving a Hotel or Villa or Property that is located in Mexico, then the dispute will be governed by the laws and jurisdiction of Mexico, hereby waiving act of any other jurisdiction that may correspond to you in accordance with your present or future domicile.

UNITED STATES OF AMERICA:

If you have a dispute and your dispute involves a reservation involving a Hotel or Villa that is located in the United States of America, then the dispute will be governed by the laws and jurisdiction of The City of Miami and The State of Florida hereby waiving act of any other jurisdiction that may correspond to you in accordance with your present or future domicile.

Suitesbnb International Corporation does not provide any services nor does business in any Country forbidden by any applicable Trade Law, Trade restrictions or any order to stop business due to a trade embargo issued by The Government of The United States of America.

Compensation

In this act you expressly state that it is your will to expressly release from any compensation, Suitesbnb International Corporation and its subsidiaries, this website and each of the partners, officers, directors, managers, agents, employees, contractors and principals of the subsidiaries of Suitesbnb International Corporation harmless from any loss liability, obligation, claim or demand, as the final service to deliver a vacation rental to any client is provided by Hotels and/or villas and/or vacation rental properties known as VrBO (Vacation Rentals by Owners) being the owners, management and administrators of these properties the ultimate responsibles to provide the hospitality services to the satisfaction or disatisfaction of the client, therefore in this act it is your will to release from any compensation Suitesbnb International Corporation, including attorneys' fees, made by any third party, due to or arising out of your use of making a hotel or villa reservation in this Site, including services NOT related to our e-commerce site such as food, beverages, tours, excursions, events, gatherings, film productions or any activity not related to our website Tulumagazine.com and Suitesbnb International Corporation only process hotel and villa reservations but does not provide the final service to the Guest(s).

The Hotels and Villas ownerships and management are responsible and have the final liability for their services to the final client that made the reservation.
